The Celmer Team offers full
service property management from selecting and buying investment
properties, listing and advertising that property for rent, and
later managing that lease. Sometimes the owner is an investor,
sometimes the owner has been relocated but does not wish to sell.
Whatever the reason and wherever the owner lives, we provide an
essential interface between the owner and the renter and full
property management services.
Beginning January, 2007 our services for property owners have been
expanded and we will -
- Advertise and interview
potential renters*.
- Conduct credit checks and check
references.
- Provide information to the
owners for their selection.
- Write up leases (Southern
Maryland Association contracts).
- Take deposits and lease payments
and distribute funds to owners with monthly accounting of any
expenses incurred and distribution amount,
- Conduct a walk-through prior to
renters moving in and complete an inspection report with
photographs for the renter and the owner at start of the lease.
- Conduct bi-annual inspections,
and provide written reports, with photographs if required, to
owners and renters.
- Negotiate lease renewals with
renters or close out the lease and conduct final inspection.
- Advertise for new renters.
- Provide 1099 tax report before
the end of January for each year.
Our current inventory of leases
include both short-term and long-term properties. Some of our
owners live overseas and some live locally, some have been
investing their properties through us for many years.

The Celmer Team will
not discriminate against anyone wishing to lease a property. If
income or funds are not available to a renter The Celmer Team
will, at the direction of the owner, work with the Calvert County
Housing Authority in assisting “Section 8” clients find rental
properties. The Celmer Team currently has eight accounts with the
Calvert County Housing Authority. |
